    Wood Destroying Insects
Termite (WDI) Inspection and Moisture Investigation

    TREC Approved Course #42375
    4 hour CE Course

Moisture problems around the structure and conducive conditions listed within the Chapter 3 of the IRC will be covered.

The goal of this course is to teach Texas Home Inspectors how to perform wood-destroying insect inspections according to Texas Real Estate Commission and Structural Pest Control Service guidelines, as well as state approved reporting methods using the NEW T-5 Wood Destroying Insect Report forms.

While wood destroying insect inspections exceed TREC SOP’s, Texas Inspectors may find that their general knowledge, as well as their home inspection services, can be enhanced by becoming familiar with the different Wood Destroying Insects (WDI) in Texas, along with structural threats they pose. The state specific guidelines for WDI treatment can help Texas Home Inspectors add value to their inspection services and provide useful information to their clients.

This course teaches the inspector how to inspect for indications of infestation of wood-destroying organisms that may exist in a building using a visual examination with the use of specialized equipment.

    Topics Covered:
    • Licensing Requirements by the Structural Pest Control Service.
    • Identifying conducive conditions that attract wood destroying insects to a structure.
    • Identifying moisture problems in a home, which is a key factor in helping prevent attracting Wood Destroying Insects to a structure.
    • Describe and sketch the biological aspects of common wood-destroying organisms.
    • Identify and describe termites, fungi, and common wood-destroying insects.
    • Communicate treatment and management options for wood-destroying insects.
    • Methods to prevent termite damage.
    • Inspect crawlspaces; basements; and foundation structures by following an inspection checklist and WDIR form.
    • List the critical laws concerning wood-destroying insects.
    • Describe the value of the inspection in relation to the real estate transaction.

    TREC Approved Course #42377

According to recent industry report, 6,500 people have been injured from collapsing balconies and decks in the United States. The North America Deck and Rail Association (NADRA) estimate more than 60 million decks in the U.S. (50m residential and 10m commercial), it is estimated that 30 million decks are past their useful life and need to be replaced or repaired.

It is crucial for homeowners to have their decks inspected to verify the integrity of their deck to ensure user safety as well as help extend the deck’s life-span, improve appearance, and increase livability.
Deck Construction Based on the 2021 International Residential Code® puts the provisions of the 2021 International Residential Code® (IRC®) that affect deck design and construction in the hands of the deck industry.

It is the intent of this course to clearly present the code and establish an understanding of the baseline “minimum standards” such that code designs or designs not covered by prescriptive code are more easily identifiable.

    Topics Covered

    • Best Inspection Practices
    • Identify Minimum Prescriptive Wood Deck Requirements
    • Describe Deck Construction Including Wood Members and Fasteners
    • Deck Attachments to Existing Structures
    • Minimum Fasteners Requirements
    • Prohibited Ledger Attachments
    • Stair, Guard and Rail Requirements
    • Importance of Identifying Wood Rot and Rusted Steel Failure.
    • International Residential Code Requirements
    • North American Deck and Railing Association, Inc. (NADRA)
    • Deck Safety Academy (DSA)
    • American Wood Council

Here are some interesting facts about deck failure:

    • More decks collapse in the summer than during the rest of the year combined.
    • Almost every deck collapse occurred while the decks were occupied or under a heavy snow load.
    • There is no correlation between deck failure and whether the deck was built with or without a building permit.
    • There is no correlation between deck failure and whether the deck was built by a homeowner or a professional contractor.
    • There is a slight correlation between deck failure and the age of the deck.
    • About 90% of deck collapses occurred because of the separation of the house and the deck ledger board, allowing the deck to swing away from the house. It is very rare for deck floor joists to break mid-span.
    • Many more injuries are the result of rail failure, rather than complete deck collapse.
    • Deck stairs are notorious for lacking graspable handrails.
    • Many do-it-yourself homeowners, and even contractors, don't believe that rail infill spacing codes apply to decks.

    Course #42378

Have you been thinking about adding thermal imaging to your list of ancillary services to provide your clients?

This one day introduction course is intended to give you the basic knowledge necessary to perform IR investigations of single or multifamily dwellings to identify envelope, moisture, electrical and mechanical issues. This course covers IR camera operation, and basic report generation, fundamentals of IR science and heat transfer principles. Your instructor will cover inspection techniques, tips and tricks, standards and application examples as well as pitfalls to avoid.

One of the aims is to prepare you to be successful with making measurements and to help you understand the capabilities and limitations of infrared thermography tools and knowledge. The course covers basic heat transfer theory and the theory of application of infrared thermography investigations of building envelopes, insulation, roofs, electrical systems, HVAC systems and moisture intrusion.

A residential IR investigation survey can identify thermal anomalies that indicate missing insulation and insulation defects due to damage, moisture and improper installation. The IR survey can also provide indication of moisture or wetness as well as air infiltration and exfiltration. IR can easily help you identify overheating receptacles, breakers, electrical connections and aluminum devices during your general home inspection.

You do not have to currently own an infrared camera to attend this course!

    Course Objectives

    • Set up and operate your infrared camera and accessories
    • Covers critical camera parameters such as emissivity, reflected ambient and distance to target
    • To develop an awareness of the broad range of potential uses of Infrared Imaging
    • Follow written inspection procedures
    • Record quality thermographic data
    • Make basic temperature measurements
    • List environmental influences, constraints, and industry standards
    • Recognize favorable conditions
    • Diagnose temperature patterns
    • Generate a report
